FREQUENTLY ASKED QUESTIONS

We appreciate you may have some questions for us regarding how the process works so we have listed some of the most common questions we receive below. If you can’t find your question here then please get in touch and we’ll be happy to help.

What is the difference between allocated and unallocated land?

Land is promoted, often from farm land on the boundary of settlements for it to become land for future development. This process can either be done at a slow speed, or take a faster route. Often land may be introduced to councils through a ‘call for sites’ to show the land is available, deliverable and developable. From there it may then be entered in to a series of processes where it is measured by the council against competing sites, the council eventually deciding which land should be developed as future housing. This process may be through a Local Plan Review process and may take a year or 2 before it is formally allocated as land for future development.

Our land is already allocated. Do we need Quintro?

Yes the benefits of using Quintro will be that we will gain the best possible planning consent. We will take all the financial risks and assemble a full information pack to sell the land once planning is granted. This reduces all the risks that will otherwise be ‘priced in’ by housing developers, reducing the price they may pay you.

We have been approached by other development companies. Why should we choose Quintro?

By choosing Quintro you will benefit from the backing of one of the country’s leading specialist architectural practices in designing residential and mixed use communities. We will ensure your land is designed to achieve its maximum potential in terms of design quality and value. You will have our Land & Planning Director responsible for your land from inception right through to land sale.

How long will it take Quintro to gain planning?

This will vary in whether your land is already allocated or not. If your land is already allocated then a maximum of 12 months would be the norm, if it is not then slightly longer.

Can Qunitro guarantee planning will be granted?

We can guarantee your land will be given its best shot at getting planning granted in the shortest timeframe, the nature of development is however both technical and political and nothing can ultimately be guaranteed in terms of planning being granted. However, if already allocated it is extremely rare that the land would not achieve planning.

Will it cost me any money upfront to enter into an agreement for Quintro to promote my land?

No not at all, Quintro will cover all the costs, from paying for the Legal Agreements to get us started, right through to getting planning and all the other numerous reports that are required, right through to selling the land. Once the land is sold we will then recoup our fee for our time, risk and expertise.

Our land is not allocated, but we’ve been approached by other land promoters would Quintro be interested to look at our land and meet us to give us your thoughts?

Absolutely, we are both interested in allocated sites, as well as land that is not yet allocated. The government wants to see 300,000 new homes built a year, to do this, it is likely that numerous unallocated sites will have to be brought through the planning system quickly to enable this high number to be achieved, and those desperately needed homes to be built.

How are unallocated sites brought through the planning system quickly?

Each Local Council needs to maintain a 5 Year Land Supply of development land, and also ensure that enough of this land is coming forward and houses are being built quickly enough to meet much needed demand. There is a housing crisis in this country and your land is needed urgently to help. We would engage early with councils to inform them that we are engaged on a good site that although not allocated is a sensible option to come forward for much needed housing. Our aim is to then move the site forward with the approval of the council towards a positive result i.e. planning permission granted, and land sale to follow.

What fee do Quintro charge?

We believe our fees offer the best value amongst all our competitors; on top of that you get the full backing of a team of award winning architects, so you know your land will become a special place to live once it is built, somewhere you can be proud of. We would be more than happy to speak to you about our fees, these will vary on the risk profile of the land in question on a project by project basis.
